If you’ve bought a house here, what was the process like? What surprised you, and what should others know before starting?

I bought a truck several months ago and the process was confusing. Between all the different agencies involved in the sale and registration, it took quite a bit of time to get everything finished.
I’ve looked at houses to buy, but honestly I’m a little hesitant because I don’t want to get ripped off. If buying a truck was that complicated, I can only imagine what buying a house is like here.
If you’ve gone through the process, let us know how you did it and what someone should watch out for. Your experience would help a lot of people.

Good morning from Dipolog!
Yesterday someone asked me to take a look at their house that’s for sale for 1.2 million pesos.
To be honest, I’m hesitant because I really don’t know the process here — how transactions work, what happens with the title, and what to watch out for.
If anyone has experience buying property in the Philippines, I could really use some guidance. Any advice is appreciated!
